The Inspection

Through the inspection process, we will collect information and data about that particular door set which in turn will allow us to establish compliance of that asset and ultimately give us the opportunity to report on any remdial work that may be required to achieve compliance. All doorsets will be labelled/asset tagged for ease of identification.

Please see below some of the components we will check for compliance as part of the fire door inspection.

We will never recommend a door set be replaced if there is an opportunitiy to remediate.

HINGES

The size, type of hinge and hinge material are all considerations as hinges have an important role in ensuring the performance of a fire door. Poorly fitted, damaged or incorrect hinges could lead to early failure.

We will fully inspect the door hinges and report on condition and suitability with recommendations of remediation or replacement hinges as required.

SEALS

Door seals play a vital role in preventing the spread of fire and smoke. Intumescent seals are designed to expand when exposed to heat and close any gaps around the door edges. Smoke seals prevent the spead of ambient or cold smoke and can be combined with the intuemscent seal or fitted independently. These are vital components in helping to prevent loss of life in the unfortunate event of fire.

We will thoroughly inspect all seals and advise on condition and suitabiliy with remediation recommendation as required.

Vision Panels

Glazed apertures are typically found in door sets fitted in communal areas as they provide clear lines of sight to escape routes and on a more functional basis, help prevent acccidents. The glass needs to be fire rated, there needs to be an intumescent gasket used and the beading must be fitted in accordance with BS8214.

We will throughly inspect the glass and vital supporting components and report on condition & suitability with remediation recommedations as required.

DOOR & FRAME GAPS

Door to frame gaps should be 2mm-4mm, threshold gaps under 10mm for non smoke doors and under 3mm for smoke doors.

We will accurately measure the gaps and report accordingly with a recommendation of how to achieve compliant gaps as required.

DOOR LEAF & FRAME

The leaf and frame need to be in good condition without holes, cracks or damage. Often the integrity of the fire door set is compromised due to wear and tear or changes to operating furniture, hinges or handles etc.

Many doors will have a manufacturers label marking the door as certified, where there is no label or plug fitted this does not necessarliy mean that the door is automatically non-compliant as we treat this as a nominal fire door.

We will indentify certified and nominal fire doors accordingly.

We will thoroughly inspect both the leaf and frame and provide a condition report recommending any remediation as required.

DOOR CLOSERS

Door closers and hold open devices all need to operate as they are intended, these component are possibly the most prone to damage through wear & tear.

We will test and inspect all operating furniture to establish effectiveness, correct fitting and compliance and will recommend any remediation work s as required
